If you’re in the market for a new home, chances are you’ve visited a homebuilder’s website to view home prices. More often than not, the prices shown are base prices or the lowest cost for the base model of a floorplan. Though it’s helpful to know the base price, the information may be incomplete, and the home’s final cost will likely be higher. SMart Pricing is a more complete representation of the price of a SMart Selected home. SMart Pricing includes the base price of the house and also factors in homesite premiums and any included structural options like a covered porch or gourmet kitchen upgrade. Here are some of the ways SMart Pricing is better than base pricing.

  • Transparency. Another builder’s website base price may be just that, a base price. It may not include any upgrades or other additional costs. For example, if you wanted to purchase a townhome with the optional fourth-floor terrace, having just the base price may not be the best representation of the home’s total cost. With SMart Pricing, you’ll have more accurate information about the price of the house. Each home on our website has its SMart price displayed and is easy to locate.   • Financial Planning. Stanley Martin and our preferred mortgage partner First Heritage Mortgage have been working to provide different financing options to our customers. Still, before making this large purchase, you must figure out how much it will cost. Because SMart Pricing breaks down the price of the home, you will be able to factor that into your homebuying finances and be closer to figuring out your total investment. When you know how much things cost, you can adequately prepare and be in control of your finances.
  • Includes Homesite Premiums. Other builder’s base prices may not include the homesite premium, but our SMart Pricing will! The most desirable homesites typically carry a homesite premium. These homesites may be larger, provide more privacy or have a better view. Though not every home will have this cost, it is helpful to see it for those that do. Because SMart Pricing includes the base price, homesite premiums and the cost of pre-selected option upgrades, there are no surprises.
