Neighborhood Construction Manager


We are currently searching for a Neighborhood Construction Manager. The Neighborhood Construction Manager is responsible for supervising the home building process in assigned neighborhoods.


Responsibilities and Duties:

  • Supervise home building process to ensure quality and government regulations are met
  • Manage subcontractors including scheduling, installation and quality control
  • Responsible for conducting frame walks, New Home Orientations, and precons with home buyers
  • Provide home buyers excellent service related to construction process, scheduling and general home building communications
  • Monitor and update scheduling system weekly basis
  • Train, monitor, manage Assistant Neighborhood Construction Manager’s and on site staff
  • Ensures each house is 100% complete for Quality Walk
  • Various administrative duties such as scheduling trade installations, ordering building material and reviewing selections with trades
  • Complete all other duties as assigned by manager
  • Adhere to company safety standards and help promote a safe working environment for office and field warranty employees, subcontractors and homeowners.

Position Requirements:
  • College degree preferred
  • Minimum of 5 years of residential construction experience

Purchasing Manager Reston, Virginia

Purchasing Manager


We are currently searching for a Purchasing Manager for our Reston, Virginia corporate office. The Purchasing Manager is responsible for the management of contracting all purchasing needs and negotiations on assigned neighborhoods.


Responsibilities and Duties:

  • Oversee the supervision of product and lot budgets; contracts; custom options; and scope of work;
  • Direct involvement with price negotiations;
  • Migrate purchasing from a subcontractor/vendor quotes basis hereto called “Turnkey” to a Unit Price basis;
  • Create base and elevation budget estimates for new products (houses) and new neighborhoods;
  • Insure and promote “Best Practice Operating Procedures” to limit legal and financial exposure;
  • Responsible for maintenance of Cost Code Folders with Exhibits, Addendums, BCN’s, correspondence and other miscellaneous information;
  • Direct the maintenance of all purchasing information on the intranet;
  • Maintain the contracted database for base, elevation and option costs for neighborhoods;
  • Maintain competitive market costs and labor/material demands;
  • Maintain department systems and procedures to provide efficiency;
  • Attend Preliminary Neighborhood Start meetings;
  • Insure distribution and ratification of Master Contracts;
  • Maintain exterior color packages and interior color scheme information in X2 Center;
  • Meet with the Department to review current workload and projects;
  • Create Variance Purchase Orders as required;
  • Direct Purchasing Final Neighborhood Start Meeting for assigned neighborhoods;
  • Incorporate prototype changes for new or redrawn housetypes;
  • Research possible solutions when material shortages occur to ensure home production keeps moving;
  • Process problem invoices as required;
  • Work on Homeaid projects that Stanley Martin undertakes;
  • Complete all other duties as assigned by manager;

Position Requirements:
  • College degree recommended but not required;
  • 5 years of residential purchasing manager experience.
  • 2 years of residential homebuilding experience as a superintendent.
  • Experience working with contracts and/or budgets preferred, and
  • Exceptional Excel and Word and PowerPoint skills

Position Details:

  • Manage on-site sales and provide product and house information to prospective home buyers
  • Maintain contact with the purchaser from contract signing through to settlement
  • Manage and create sales technique for developing new leads
  • Administration of sales contracts and reporting of home sales, lot status and inventory
  • Maintenance of model home and marketing material for home buyers (brochures, price lists, etc.)
  • Ensure property listings in the MRIS, New Homes Guide and other list publications
  • Maintain Community Data Notebook of project including services, facilities, and products
  • Coordinate and attend pre-construction meeting, pre-drywall walk, and pre-closing orientation
  • Represent the company professionally in all interactions with customers and home buyers

Requirements
  • Management candidates MUST have at least 3 years experience in new home sales
  • Building experience preferred but not required
  • College degree or commensurate experience required
  • Excellent organizational skills
