Purchasing Assistant 

Chantilly, VA

The Purchasing Assistant works under the guidance of the Vice President of Production and Construction and Purchasing Managers. The Purchasing Assistant will perform all duties necessary to support Stanley Martin Homes and the Purchasing Department, which includes, but are not limited to the following:

Responsibilities and Duties:

Pre-Qualify trades evaluating them as a trade partner, check references, etc. Ensure only qualified vendors are selected for bidding/contracting
Facilitate the Trade/Supplier qualification and selection system
Responsible to aide in contracting cradle-to-grave to include: bidding process, bid package preparation, trade spec sheets, bid tracking, cost comparison and contracting
Maintain vendor price sheets for bids and incorporate in contracts. Prepare price increase requests for management review. Be prepared to swiftly rebid as necessary
Preparing contracts for signing with subcontractors
Monitor and maintain scopes of work for each trade to be included in the contract documents
Facilitate the monitoring of the performance of trades through feedback from Production and Warranty Teams. This also includes VPO tracking.
Maintain applicable databases used in developing cost, quantity and unit price estimates
Aide in the creation and implementation of various inventory controls - minimize loss of materials
Develop reporting tools that house specific job costs for base house, opts, upgrades, structural opts, community and lot-specific costs
Assist in managing and maintaining data base for new plans, options, vendors and pricing
Aide in the preparation of preliminary budgets for base pricing and market analysis
Issue VPO’s as directed for unanticipated costs

Senior Accountant 

Reston, VA

The Senior Accountant is responsible for the maintenance and control of various general ledger accounts and preparation of consolidated monthly financial statements and schedules.

Responsibilities and Duties:

Reconcile general ledger and subsidiary accounts to ensure correct account classification and accuracy
Audit A/P-processed invoices for accuracy
Complete the monthly close for assigned entities, to include reporting and analysis
Prepare work papers for year-end audit and quarter end reviews
Prepare and update development proformas as assigned

General Sales Manager 

Northern VA

Responsibilities and Duties:

Manage Neighborhood Sales Managers (NSM) to ensure target sales goals are achieved for each community
Attend various office meetings including FNSMs, PNSMs, and Pricing Meetings for communities under your supervision
Works alternating schedule with two Saturdays per month in the field
Staff communities when necessary
Ensure MLS listing are accurate and up to date
Complete annual appraisals for NSM performance with VP
Ensure CMA's are accurate and up to date
Attend on-site sales and construction meetings on a rotating basis
Conduct weekly on site meetings w/NSM for each neighborhood using "Sales Encounter Agenda". Copies of Agenda to be filed in main office as record of these meetings
Mentor and coach new/rookie NSM's to achieve targeted sales goals
Monitor collateral and sales center needs for assigned communities; ensure site is clean and properly marketed as needed
Monitor signage for each neighborhood; work w/marketing department to ensure proper exposure of each community
Publish weekly sales and traffic analysis report to VP including traffic, conversion ratios and sales goals vs. actual homes sold
Work w/market research team to monitor market and competitors for each neighborhood; provide VP w/pace, pricing and incentive analysis on a bi-weekly basis
Provide on-going feedback to VP regarding options, pricing, new product and product enhancement recommendations
Provide VP w/100% complete and accurate sales contracts and addendums in order to achieve corporate and department goals
Prepare proforma analysis for each sale to ensure neighborhood profit margins are achieved, then provide proforma to VP in time to "Approve" contract per corporate and department goals
Resolve outstanding contract issues in a timely manner; ensure corporate sales approval goals are achieved
Manage traffic and sales reporting to PUD's as may be required for assigned communities
Complete and monitor back-log report; review action plan w/VP on bi-weekly basis to minimize settlement and kick-out risk
Resolve customer related issues; achieve 95% customer satisfaction rate for all NSM's; return all customer telephone inquiries w/in 24 hours
Work w/NSM's to monitor and process necessary Quick Delivery starts
Coordinate Sales Meetings and sales training with VP
Determine winners of NSM of the Month with VP; coordinate production of award plaques
Monitor Deposit Report on a weekly basis and work w/NSM's to ensure deposits are paid as scheduled
Monitor First Heritage Mortgage Status Report on a weekly basis to ensure customer pre-quals are issued in timely manner

Data Entry Coordinator

The Data Entry Coordinator is responsible for entering contracted house cost data into the Purchasing database. The Data Entry Coordinator will also review data submitted by divisions for completeness/accuracy, prepare and complete documentation with regard to the contract changes.

Enter direct house cost contracted data into our database
Research and resolve data entry errors in our database

Land Development Estimator

The Land Development Estimator is responsible for supporting a team of Land Development Managers and the Land Development Contracts Manager in the development of multiple communities. Additionally, the Land Development Estimator is responsible for site improvement quantity takeoffs, preliminary budgets, site earthwork analysis using earthwork software, conceptual or pre-engineering estimating, and value engineering.
