Director of Land Acquisition (Raleigh, NC)


The Director of Land Acquisition is responsible for executing Stanley Martin's land acquisition strategy. This includes managing all aspects of land acquisition, including those that are market driven by county mapping, identifying buyer segments and target consumer groups.   The Director of Land Acquisition works closely with the Vice President of the Division, the Engineering and Estimating Team in doing feasibilities and letters of intent (LOI). As a representative of the Company, this individual will need the skills and expertise to seek out the landowners and negotiate the broad terms of the contracts and the acquisition. Those that are included but not limited to: securing entitlements, state/county approvals, community planning, easements and etc. in assembling a complete acquisition package and agreement. Through working closely with the Division Vice President, the Director of Land Acquisition is also an important contributor to overall strategy and major decisions for the company.

Position details:

Collect data on available residential land compatible in accordance to the strategic plan requirements, goals and continue to map on an on-going basis;
Learn the market value for raw land through finished lots in all assigned areas;
Continuously network with brokers, major land holders, builders and other industry contacts to obtain comparable data on both past land purchases as well as existing and future opportunities;
Develop a database of land contacts, including landowners, brokers, cities, consultants, builders etc. along with a strategy/approach so that there is on-going dialogue with each;
Compose interest letters/LOI’s to landowners, builders, developers, and brokers;
Develop collateral material on an ongoing basis that can be used in the marketing to the residential development community;
Conduct timely feasibility studies to assess physical, political, market, and financial issues that may affect the division submarkets;
Research public records for subdivision or rezoning applications;
Scan tax maps to find parcels for a possible assemblage;
Adhere to company safety standards and help promote a safe working environment for office and field warranty employees, subcontractors and homeowners;

Requirements:

10 years plus experience in providing acquisition services for residential homebuilders;
Strong government connections and understanding of land acquisition processes in Virginia;
Unrelenting determination to seek out land for both short term and long term communities;
Highly skilled and proven results in developing land owner relationships;
Highly knowledgeable in providing due diligence and feasibility packages in order to close land deals;
General negotiating, contracting and legal skills;
General understanding of finance and risk management;
General knowledge of both land development and product usage on a given piece of property;
Team player as well as attention to detail;
Knowledge of MS Office;

Manager of Financial Reporting (Reston, VA)


The Manager of Financial Reporting is responsible for managing the internal and external reporting for the company and its various subsidiaries and affiliates. This position will also responsible for managing day-to-day cash management and other finance-related activities.

Key Responsibilities:

Internal reporting – responsible for the preparation and analysis of our monthly, quarterly and annual internal financial statements, to be utilized by senior management;
External reporting – responsible for the preparation of annual financial statements, including footnote disclosures;
Board of Director reporting – assist in the preparation of our Board of Director package;
Oversee the coordination of our financial statement audit;
Technical accounting research;
Coordinate the preparation of tax returns with external tax accountants;
Any additional duties or responsibilities assigned by appropriate Department Head.

The Office and Operations Coordinator is responsible for providing administrative and operational support to the Maryland Division.

Responsibilities and Duties:

Perform general office management duties to include monitoring and maintenance of equipment, ordering supplies as well as documents.
